ICON in The Rage Feb '07

Despite what might seem like impending oversaturation — thanks to billboards and bathroom stall ads flaunting Photoshopped pictures of lofts with dramatic views — downtown condo development still has a lot of growing room. According to a city-funded study done in 2003, Nashville has one downtown resident for every 19 jobs. Compare that with Memphis, which has one downtown resident for every seven jobs. In Chattanooga, it's one for every five.

"Long-term, I feel like downtown living's gonna happen. Short-term, I feel like developers are asking too much money," says Jeremy Kelton, a Realtor who flipped a unit in the Bristol on Broadway building in 2005 and says he owns two other urban condos. "Somebody — some investor, some development company — is gonna get stung."

Noisy A/C Units - Read before it's too late!
Hello fellow ICON purchasers,
I hope you are all as excited as I am to eventually see the project completed and move into our new neighborhood, The Gulch. However, I recently discovered an issue that effects many ICON residents, particularly those on the midtown side of the tower. I found that roughly 100 air conditioning units will be located on the roof of the courtyard condos - which is the 9th floor of the tower; some of them as close as 10 feet from the patios of the units on that level. Anyone purchasing a unit on or above the 9th floor can expect to hear and see an island of air conditioners just beyond their balcony. The sound will diminish as you move to higher floors but may still be a nuisance, and we will all have the view to contend with. I'm not happy with this and I want to get as many buyers as I can involved as early as possible in an attempt to alter these plans. The sooner we get together and make our voices heard the better. I think if the builder hears our concerns, long before this level is constructed, we can make a difference and help all residents of the ICON maintain the high standards we expect. The value of any one unit effects the value of all so even if this doesn't effect you directly you should still add your voice to this issue.
